Conditions of Let:
Bookings are provisional until a deposit is received and held for 48 hours.
Occupation is from 4.00 PM on date of arrival. Accommodation should be vacated by 10.00 am on date of leaving, unless otherwise agreed. The hirer binds and obliges themselves to vacate the holiday property at the termination of the period and the hirer will be responsible for any loss to the lessor resulting from failure to move by the specified time.
Use of Accommodation:
The property shall be used solely for holiday purposes and not sub-let the properties or any part of the property. The hirer shall not acquire any tenancy rights in the premises nor have security of tenure under the Rent Act.
The hirer shall at all times secure and maintain the property, and leave the property in a clean and tidy condition at the end of the let.
The number of people occupying the hired property must not exeed the number stated on the booking form or the maximum for the property.
Loss and Damage:
Any damage or breakages should be reported and will be charged for at the discretion of the owners. It is advisable to make sure your personal insurance covers you against damage to a rented property.
Providing that at least 2 months notice is given, and if we can re-let the property then we will endeavour to refund your 50% deposit. However, should the accommodation not be re-let, the whole deposit will be held. If less than two months notice of cancellation this may result in the loss of your full deposit.
Failure to Pay:
When a reservation is confirmed a 50% deposit is required, and the remainder to be paid on arrival. Failure to do so may result in you being refused entry to the property.
We shall not accept liability for any personal injury, loss or damage, direct or indirect, loss or damage to any property, including motor vehicles, motor cycles or the like, however caused, sustained by or occasioned to any person (including persons under the age of 18 years) whether resulting from or caused by the negligence, default, omission or otherwise of the lessor, their servants, agents or concessionaires, or of guests, residents, occupiers, visitors or invitees.
Unfortunately there is no smoking inside Rose Cottage, or in the property gardens.
Dogs may be allowed by arrangement. They would have to be kept under control at all times and not allowed to roam or be left unattended within the Cottage. Due to allergy problems we are unable to accommodate cats.
